The 4 Step-Program For Using Direct Mail To Recruit

So you're are looking to recruit for new mortgage brokers. When you think about doing that you probably hope that you can create enough interest in your company that you have enough hiring prospects to choose from and still be able to get the cream of the crop. There are many options out there for recruiting. But when looking for good mortgage brokers, it is best to look at what will get you the best Return On Investment. Just like in attracting clients to your business and calculating the ROI by tracking what each of those leads spent, take a look through the same window in applying Direct Mail to recruiting brokers.

Direct Mail is one of the best ways to recruit. Why?

1. You can get a targeted list. Because when using direct mail you can easily acquire a very targeted list of mortgage brokers. You can get a list of mortgage brokers with home addresses. You can get a list of brokers with a certain income. You can get a list of brokers in a certain area, a certain age range. This makes it easy to only attract the brokers who will fit into your business model.

Pay your list close attention. It could take you from the "pedestrian" approach and shoot you over into the fast lane. Targeted lists are not the only benefit is using Direct Mail to target new recruits. Now let's look at the other two points and see how they all tie together.

2. You can make the main "button" your headline. A "button" is word, phrase, picture, etc. that elicits an emotional response. Your direct mail piece should show that the opportunities they will have at your company are better than the opportunities they will have at their present company - right off the bat. You want an emotional response because you want them calling you.

In designing many direct mail postcards for the mortgage business, I have found that there are three key buttons that brokers respond to when being recruited. You can use any of these when you are using direct mail for recruiting. Using them in the headline will evoke the best response.

The three main points that are going to get a broker's attention are:

a) Earn larger commissions,
b) A better selection of products to offer,
c) "Brand Recognition" – you have a great company identity to back them up.

Making the headline tie in with your list is key. Maybe you pick a list with their annual income a little low so that you can target this demographic by saying something like "Not Taking Enough Home? We can give you higher commissions".

If your business model is having more products to sell and consequently a higher closing percentage for that mortgage broker, then get that message across in your headline. Remember, you only have a few seconds to communicate your message in a direct mail piece, so push your particular button in the headline.

Let's say that your business model is such that you only offer a small portfolio of products because that is your niche and you don't plan to expand your product line. You may want to push higher commission structure. In essence, pick which one of the big 3 fit your company best and run with it. As a mortgage company, you give your brokers opportunities and pay them – in its simplistic form. Direct Mail is one of the best forms of advertisement when recruiting because you push whichever opportunity button that directly communicates your business. Make that "button" your headline. Elicit that emotion, get the call. The other opportunities or benefits you can put as secondary communication – for example in a bulleted form on the back of the postcard. But your headline needs to pop and pull with the main button that you want to get across.

3. Use a postcard. The difference in sending a nice professional letter rather than a postcard is this one thing: Are they going to open it? How many "junk mail" pieces do you get in the mail and don't even open? Plenty. Get their attention in the few seconds that you have and get your point across. Postcards are short, sweet and to-the-point. You may never have that opportunity with a letter. Then when they respond, follow up with a letter telling more about your company. But make sure that the letter has your same colors and/or logo on it so they recognize it as the same company who sent them the postcard.

If you have a full color dynamic postcard that says "Wish you were reaching your full potential as a mortgage broker?" Or "Are you're commissions not what they were cracked up to be?" That is going to jump out at them. That's exactly what you want. Now you've got their attention and they will be more likely to call and see what you have to tell them.

Also, you want to get your message across with two or three postcards – each slightly different than the first, but with the same look, feel and colors. All you want to say is what opportunity you are offering – don't put all the details on the card, just make them want it and make them call. A letter or package sent out afterwards that explains your whole business, what you can offer them, what products you offer, what your commission scale is (a lot of times your commission scale is too much to put in the postcard) is a great follow up. In the postcard, just tell them that more than likely what you're offering is better than what they are getting now.

4. Finally, tell them to give you a call. Your headline and graphic are the most important parts. Get their attention first as the main focus – then they will turn the postcard over to read what else you want to tell them. But don't forget to command them to call you.

You can be extremely effective in recruiting with direct mail postcards because with direct mail you are directing your message to a well-defined target that is more likely to respond than if you just shot off an arrow with your eyes closed. Good luck and happy hunting!

Using "Tipping Point" Concepts To Market Your Book

Ever wonder how trends get started? As much as we'd like to think that all trends are Madison Avenue creations propagated by the media, many times a movement is sparked by the action of a few. Then word of mouth makes it spread. Author Malcolm Gladwell examines this phenomenon in his 2000 book "The Tipping Point". There's a chapter where he describes how this kind of movement by a few groups powered Rebecca Wells's 1996 novel, "Divine Secrets of the Ya-Ya Sisterhood", to surprising success. When I read that I sat up and took notice. I realized I could use the same concepts to market my first novel, "All I Need to Get By". You can too! Here's how.

1.) Write Your Book So It's "Sticky"

Don't compromise your artistic integrity, but do ask yourself the hard question: how much will your story appeal to others? When a book is "sticky", it's easy to remember. The story stays with people and they want to talk about it and tell others to read it. "Bridget Jones's Diary" is definitely sticky. So is practically everything that Stephen King ever wrote and all of the Harry Potter books. The topic doesn't have to be upbeat either. Truman Capote's "In Cold Blood" was a sensation when it was published despite its grim subject matter. Since I was writing about a family with a powerful father figure I knew a lot of people would connect and see themselves in the characters. What aspect of your book will draw people in?

2.) Be a Salesman

Yes, be a salesman, but not in the way you might think. I'm not talking about being "in your face" like the stereotype of a used car salesman. As Mr. Gladwell points out in his book, it's the little things that can persuade others. For a writer, that "little thing" is confidence and a strong belief in one's work. I recently spoke to a writer having a hard time feeling confident about her work. She's trying to get up the courage to submit a manuscript to agents and publishers but, as I said to her, "How can someone get behind publishing your book if you can't get behind it yourself?"<   People are attracted to a person who stands for something, who believes in what they're doing. If you can be that person, people will want to buy your book. They'll know you have something to say. If you're dealing with low confidence, know that working on improving it is just as important as improving your craft as a writer. After all, no one is going to champion your book the way that you can.

3.) Use Small Groups To Spark Your Big "Epidemic"

In the fertile soil of small groups, word of mouth grows. That's what happened with "Divine Secrets of the Ya-Ya Sisterhood". It became a favorite for book groups, especially mother-daughter book groups. Those groups sparked a word of mouth wave that spread like wildfire. As Mr. Gladwell points out, "small, close-knit groups have the power to magnify the epidemic potential of a message or idea". I explored this concept with some success by contacting book groups across the country and offering to visit them if they read my novel. What groups can you reach out to in order to harness the power of those circles? And how can you fan the flame of your message so it will spread?

One Last Note: Why is all this important? Well, if you've gone through all the trouble to write and publish a book, your efforts won't stand up if you don't tell people the book is out there. And the concepts offered by Mr. Gladwell are so simple and organic that you may find the whole marketing pill easier to swallow. So take it--it's good medicine.

Six Steps For Operating A Fixed Die Modular Comb Punch

Fixed die modular binding punches are designed for users who have outgrown a combo binding machine but don't need the ability to punch muliple hole patterns. These punches are designed for higher volumes of punching and for use with a stand alone finsher. Here are some simple directions for using a modular comb punch.

Prior to punching your document, determine the number of holes required for the document (depends on the side of the document that is to be bound - 11" edge requires 19 holes - 8 1/2" edge requires 15 holes).

1. Deselect the Die Pins you do not want to punch by lifting the Selector Pin Lid and pulling the pins up.

2. Set the Depth-of-Punch Lever (on the left side of the punch) to either under or over 9/16". This refers to the diameter of the comb element being used. Plastic binding is the only bind style that uses this measure, and its main purpose is to adjust the margin from the edge of the paper to the holes being punched so the element is properly filled. If the margin is punched too deep into the paper for a small element (i.e. 1/4"), the pages will not open or turn easily because there is not enough room inside the element. Conversely, if the margin is punched too shallow for a large document (i.e. 1/2"), the pages could tear out if the document was roughly handled or dropped.

3. Using a test lift of paper (or covers if using oversize covers), insert the sheets into the Punch Throat, moving them until they are flush against the Edge Guide and all the way into the bottom of the Punch Throat. Hold the sheets in place with one hand.

Poker Hands: Best and Worse Starting Hands in Texas Holdem

The basic poker lesson is when to hold and when to fold. Knowing whether your initial deal is worth staying in the game or if you should call it a day, is one of the most important decisions to make at the beginning of the poker game. One of the most common beginner's mistakes is holding onto the worst pair of hole cards instead of folding and protecting your money.
Therefore, if you are a novice poker player, one of the first things you should memorize is which initial hands are worth holding and which hands leaves you no choice but to fold. Since Texas Holdem is the most popular poker variation, here you can find lists of the best and the worth Holdem poker starting hands.

Best Poker Hands

If you are lucky to be dealt one of these initial hands, you are definitely having an excellent beginning:
Pair of Aces: as known as American Airlines or pocket rockets, it is the best possible Texas Holdem starting hand.
Pair of Kings: not as good as a pair of Aces but still an excellent way to open a game of Texas Holdem.
Pair of Queens: if you want to look at the bright side, you will be beaten only by Kings and Aces.
Ace and King: if they are of the same suit, your condition is even better, since you can form the nut flush at ease.
Pair of Jacks: unless the flop shows either a Queen, King or an Ace, you have decent chances of winning with this promising starting hand.
Ace and Queen: the same as Ace and King, a suited hand would increase your chances of stepping out as a winner.
King and Queen: unless the community cards contain an Ace, you are in a good shape with this starting hand and even better if it is suited
Ace and Jack: even if appears unsuited, this starting hand is still worth holding. King and Jack: still one of the best Texas Holdem starting hands, but be careful with it, especially when unsuited.
Ace and Ten: the Ace upgrades it to a pretty good hand, although requires a cautious play since it can be beaten by any of the starting hands mentioned above.

Worst Poker Hands

These hands would suit you well if you play some of the lowball variations, but if you play traditional Texas Holdem poker, the best advice would be to fold.
2 and 7: if you are dealt this hand, especially unsuited, you cannot even make a straight. Even if suited you should be so lucky to form a low flush or the lowest pair. In one word: fold.
2 and 8: same as the previous hand; pair of 8s is still a low pair.
3 and 7: although it can beat the previous hands, it still a worthless pair of cards
3 and 8: again, hardly even a low straight.
2 and 6: only if the community cards will feature 3, 4 and 5, you will have a chance of forming a straight. However, do not count on it, especially if there are more than 3 attendances in the game.
2 and 9: thanks to the presence of the 9 you are in better shape than with the former hands, still you cannot form a straight and even a pair of 9s would be beaten by pairs of 10s, Jacks, Queens, etc.
3 and 9: the same thing: higher than 8 lower than almost any other hand.
4 and 9: as mentioned above; foldem.
2 and 10: even though Doyle Brunson had won two WSOP bracelets with this starting hand, unless you have the talent and experience of Brunson, do not hold this hand.
5 and 9: also known as Dolly Parton, this hand would get you nowhere near the final table.

Business Networking and Marketing Ups and Downs

The last couple of days have been beautiful, the weather near perfect and some of us are suffering from spring fever while others are simply struggling with the pollen levels. This time of the year reminds me that summer is coming and things are about to slow down – in networking. I would like to take just a moment and discuss this trend and what I believe may be the cause of it.

Let's begin in the fall. At this time of the year we are working feverishly trying to procure new business because we realize that around the holidays things will slow down. As December draws near, some of us become preoccupied with things like parties and shopping and our attention turns from building our business. Others find it increasingly difficult to make contact as people begin long vacations.

Then the holidays pass. We put our marketing and networking efforts into high gear, going to several meetings a week, trying to get things cranked up again. The result is increased business and increased profits. Have you ever noticed that in the early part of February that things begin to pick up almost at a maddening pace? When this occurs, unless we are prepared for growth, we start to back off on our promotions as we scramble to complete the work that has been generated by our marketing efforts.

In effect, we stop networking. We lose contact with those we have been making and asking for referrals, and they begin to feel as if we are not interested in them any longer. When this happens, they may look for someone else to refer when that target prospect comes along.

By early to mid summer, we are starting to crawl out from under the workload and we again look for opportunities. Unfortunately, the vacations have started again as children are released from school for the summer. Thus it is very difficult once again to find the contacts that were out there just before our business picked up again late last winter.

By mid August, school is back in session and people are coming back out into the networking world again. Of course we are seeing some of the same people that were there before, but there are also a lot of new faces as well. Because we had slacked off from our promotion efforts, we were not there to greet the new faces as they started their new business. So the people who have a balanced networking and marketing strategy are there to greet them These are the people who have businesses that seem to be growing. They have a marketing and networking plan that is consistent year round. When many businesses are experiencing that new business rush in the spring, these business owners are ready to absorb the new business with new employees or temporary help. They realize that to maintain growth means to be ready for any upswing in the economy that could propel their business to the next level.

So how do we accomplish this? First plan for growth. Have a system ready for when you have more business than you can handle so that there is help you can call. This is managed by building relationships with temp agencies, headhunters, and placement firms. Hire people on a contractor basis if necessary. This saves money on benefits and salaries when thing are a bit slower. It also reduces the amount of paperwork when it comes to payroll processing and taxes.

Next, develop a plan for networking that is manageable. Set a goal for the amount of meetings that you would attend when business is just OK and stick to it when business gets better. Attend functions year round, even during the holiday seasons.

Plan vacations when necessary, but don't assume that everyone is going on vacation simply because it is summer. Most people have to accommodate the schedules of others and entire companies usually do not go on vacation at the same time. Notice that larger corporations always have staff on hand to do business while an employee is on vacation. Also take note that large corporations do not stop promoting just because it is the month of July or December. They are consistent year round.

The lesson here is that, if you want to grow into a large company, take a look at what large companies do. Emulate them if they are successful and you may be able to duplicate their success. You must be constantly marketing, networking and promoting to ensure consistent business year round. If you decide to slack off now because business is good, I guarantee that when autumn comes you will be working twice as hard to get things going again. If, on the other hand, you keep on consistently marketing the way you did when times were slow, you should be able to experience the growth of both your company and your bank account during the entire year.
